Precast Services Inc. was selected to perform the precast assembly for a 186-piece, single-level parking garage supporting the Mass Timber Office Building at Ellis Preserve in Newtown Square, PA. This precast parking structure plays a key role in providing efficient and durable parking solutions within the larger Ellis Preserve development area. Overcoming Unique Site Challenges with Precision and Expertise This precast parking garage features one elevated precast level and one subterranean level, making the erection process particularly complex. Given the site layout, the crane was positioned inside the footprint below grade, requiring detailed coordination to ensure that delivery trucks could safely navigate the site. The crane erected most of the garage from inside the footprint below grade. Once the majority of the structure was in place, the crane needed to crawl out of the footprint, requiring the installation of a crane pad to safely reposition the crane.

Project Scope In the summer of 2023, Precast Services, together with High Concrete Group and Belle Contracting, completed the PARQ Parsippany Parking Garage in Parsippany, New Jersey. This 6-level structure is a key element of a large-scale redevelopment project that is transforming a former business park into a vibrant, multi-generational community. Project Scope Precast Services erected and grouted a new five-level parking garage at the Station Yards development in Ronkonkoma, Long Island. This transit-oriented project spans 53 acres around the Ronkonkoma Long Island Railroad station and is designed to bring together residential, retail, office, and entertainment spaces. The garage provides essential parking for residents, workers, and visitors, making it a cornerstone of the development. Challenges and Obstacles The construction team faced significant technical challenges during this project. The site drainage system included a large underground leaching galley system located directly beneath the area where the crane needed to operate. To address this, the team implemented a carefully planned coordination strategy.
